Preparation of Structural Reports

R1           General

R1.1       We will undertake the report as Consulting Civil and Structural Engineers with our underlying Terms and Conditions of Engagement being as described in the appropriate Association for Consultancy and Engineering (ACE) Agreement as revised to comply with the Laws of the Island of Jersey.  The addressee of the proposal will be our client and the signatory of the proposal will be the Project Director.

R1.2       The fee quoted assumes we will be able to complete our inspection in one site visit.

R1.3       The report is for the use of the named client only and may not be passed to or relied upon by another party without our prior written consent except that a copy may be passed to the client’s mortgage provider or insurer for their information.

R1.4       The report will only advise on any significant structural defects and will not, for example, comment on water ingress, dampness, general building defects and the need for maintenance or the condition of the services in the building.  The report is not to be taken as a Valuation Report or a Building Survey as typically produced by a Building Surveyor.

R1.5       Our report will be prepared without disturbing the carpets, wall finishes or any other parts of the structure.  We will not inspect woodwork or other parts of the structure which are covered, unexposed or inaccessible and we will therefore be unable to report that any such part of the property is free from defect.

R2           Fees

R2.1       We are registered for GST and the fee quotation does not include the amount of GST to be added.

R2.2       We will claim our fee on presentation of our report. Our standard terms are for settlement within 21 days and we reserve the right to charge interest on overdue accounts at a rate of 1.5% per month.  We reserve the right to withhold further reports or advice in the event that previous fees or contractor’s invoices remain unpaid.

R2.3       We reserve the right to revise our fee by mutual agreement should the scope of the survey change to any significant degree.

R2.4       This proposal is valid for acceptance for 1 month and assumes survey and report will be complete within 3 months.

R3           Exclusions; unless specifically covered within our proposal, we would clarify that we have not allowed for:

R3.1       The cost of any contractors employed to carry out investigations or to assist with access, all to be paid by the client direct according to the contractor’s terms and conditions.

R3.2       Any additional duties caused by the discovery of any unforeseen or adverse ground conditions or buried obstructions or defects within the existing buildings, structures or drainage.

R3.3       Surveying the site or preparing site plans or drawings of the building.
